4 Things to Check About Your Land Before Designing Your Custom Home

Designing a custom home before fully understanding your land is one of the most expensive mistakes a homeowner can make. The wrong assumptions about soil, slope, drainage, or utilities can blow up your design — or your budget. Here are four critical land checks before you start drawing plans.

1: Soil & Geotechnical Investigation

Tennessee soil hides limestone, springs, and clay layers that affect foundation design. A geotechnical investigation ($1,500–$5,000) before design saves enormous money during construction. Without it, your builder is guessing at site work.

2: Topography & Drainage

How does water move on your lot? Where will it pool? Where does runoff go? Get a topographic survey and walk the lot during a rainstorm. Bad drainage discovered during construction is 5x more expensive to fix than at design stage.

3: Utility Availability
