#1: Selection Phase (4–6 Weeks, Highest Cognitive Load)
Cabinets, tile, lighting, plumbing fixtures, paint colors, hardware. Hundreds of decisions in a concentrated window. The most cognitively demanding phase of any build. Survives the build couples often say “selections were the hardest part.”
#2: Pre-Construction Permitting (3–8 Weeks, Lowest Visible Progress)
Permits move on bureaucratic timelines that feel like eternity to homeowners. Nothing is visible. Anxiety builds. Then permits issue and construction starts — and suddenly everything moves at once.
#3: Mechanical Rough-In (2–4 Weeks, Most Decisions Required)
Switch placement, light placement, ceiling fan locations, USB outlets, low-voltage runs. Walking the framed house with your builder requires fast decisions about details you’ve never thought about. Bandwidth-intensive.
#4: Move-In Punch List (3–6 Weeks)
After the home is technically complete, dozens of small punch items remain. Working through them while living in the home is mentally taxing. Most homeowners underestimate this phase.
#5: Closing Stress (2–4 Weeks Around Move-In)
Final walkthrough, final inspection, certificate of occupancy, financing close, moving company coordination, school transitions if applicable. Everything compresses around move-in.
