Cause #1: Underbid Allowances
Builders compete on quote total. To make their number look better, they use low allowances for finishes — knowing the homeowner will exceed them. “Realistic” allowances based on your actual taste should be set at signing, not after.
Cause #2: Unresolved Decisions
When you defer decisions until they’re needed (“we’ll figure out the kitchen later”), each decision becomes a change order. Change orders cost more than original-scope work. Decide early, document, and stick to it.

Cause #3: Unknown Site Conditions
When site work is quoted as “as-required” rather than against a real soil report, your builder is essentially guessing. The guess is usually low. Pay for a geotechnical investigation before you sign — it’s the cheapest insurance you’ll ever buy.
Cause #4: Cost-Plus Contracts
On cost-plus, the builder has zero financial reason to control costs. If material prices spike, you pay. If a sub takes longer, you pay. Fixed-price contracts shift this risk to the builder, who is in the best position to manage it.
